- Pay any required application fees, which are non-refundable regardless of application outcome
- Understand that submission of an application does not guarantee approval or reservation of a property
- Comply with all applicable fair housing laws and acknowledge that Kazanjian Rentals does not discriminate based on race, color, religion, sex, national origin, familial status, or disability
3. Lease Agreements
All rental arrangements are subject to a written lease agreement. The lease agreement will specify:
- Rental amount and payment terms
- Security deposit requirements
- Lease duration and renewal options
- Property rules and regulations
- Maintenance responsibilities
- Termination procedures
The lease agreement supersedes any representations made on this website or during property viewings. You are responsible for reading and understanding the lease before signing.
4. Tenant Responsibilities
As a tenant of Kazanjian Rentals, you are responsible for:
- Paying rent on time according to the lease agreement
- Maintaining the property in good condition and reporting maintenance issues promptly
- Following all property rules, local ordinances, and Massachusetts state law
- Respecting neighbors and the community
- Not subletting without written permission
- Providing proper notice before vacating the property
- Returning the property in its original condition, normal wear and tear excepted
5. Landlord Responsibilities
Kazanjian Rentals is committed to:
- Providing safe, habitable housing that meets all applicable building codes
- Making necessary repairs in a timely manner
- Respecting your privacy and providing proper notice before entering the property
- Maintaining common areas and property exteriors
- Complying with all Massachusetts landlord-tenant laws
- Returning security deposits according to state law

7. Security Deposits
Security deposits are handled in accordance with Massachusetts General Law:
- Deposits may not exceed the amount of one month's rent
- Deposits are held in a separate, interest-bearing account
- You will receive a receipt and statement of condition upon move-in
- Deposits will be returned within 30 days after lease termination, minus any lawful deductions
- Itemized deductions will be provided if applicable
8. Maintenance and Repairs
Report all maintenance issues promptly through our 24/7 maintenance line. We will address emergency repairs immediately and non-emergency repairs within a reasonable timeframe.
Tenants are responsible for damage caused by negligence or misuse. Routine maintenance such as changing light bulbs, replacing HVAC filters, and keeping drains clear are tenant responsibilities unless specified otherwise in the lease.
9. Termination and Eviction
Either party may terminate the lease according to the terms specified in the lease agreement and Massachusetts law. Grounds for eviction include:
- Non-payment of rent
- Violation of lease terms
- Illegal activity on the premises
- Damage to property beyond normal wear and tear
- Failure to vacate after lease expiration
All evictions will be conducted in accordance with Massachusetts law, including proper notice and legal proceedings.
10. Limitation of Liability
Kazanjian Rentals is not liable for personal injury or property damage resulting from tenant actions, natural disasters, or events beyond our reasonable control. We strongly recommend tenants obtain renter's insurance to protect personal belongings and provide liability coverage.
We are not responsible for service interruptions (utilities, internet, etc.) caused by third-party providers or circumstances beyond our control.
11. Website Use
You agree to use this website only for lawful purposes. You may not:
- Submit false or misleading information
- Use automated systems to access or scrape website content
- Attempt to gain unauthorized access to our systems
- Violate any applicable laws or regulations
- Infringe on intellectual property rights
12. Intellectual Property
